Position Info:
The Vice President of Development will lead the overall ground-up development and construction of multiple Bridge
– and Sponsor-managed projects.

This will entail directing design teams and construction teams throughout the pre-development, design and construction processes.

The successful candidate will have experience in leading commercial real estate developments from inception through completion (with particular emphasis in multifamily), and will possess the knowledge, experience and confidence to communicate well and work effectively with Sponsors, design professionals, construction teams, cities, agencies, and others with approval jurisdiction over projects, as well as with internal stake holders.

The VP of Development will primarily serve the following functions:
Work with third-party Sponsors in monitoring overall activities related to pre-development, development, and construction.

Work with development team and acquisitions team in procuring due diligence information related to design, entitlements, environmental, jurisdictional requirements, and project cost information to formulate accurate development budgets and overall inputs to ensure proper execution in line with project objectives.

Lead, manage and monitor third-party Sponsors, design teams, and general contractors in the construction and successful completion of multifamily and mixed-use projects.

Lead, manage and monitor design teams on ground-up development and construction of multifamily and mixed-use projects.

Work with cities and municipalities in obtaining design and construction approvals for ground-up development and construction projects.

Mentor junior staff in all aspects of development projects and provide support in advancing their professional development.

Work with a variety of internal teams from accounting to property management to asset management.

Overall responsibilities of the VP of Development:
Proactively lead development projects from inception through completion either working with Sponsors or on internal development projects; manage activities related to entitlements, design process, and permitting; and support operations and disposition activities.

Take leading role in design team selection and contractor selection for diverse projects.

Review the project plans and specifications and comment on the building design/concept, scheduling, possible cost savings measures and potential construction problems.

Manage multiple and complex ground-up development projects throughout a region of the country and work with diverse teams.

Prepare project schedules and the general cost summaries.

Effectively communicate with design team/clients and lead construction teams.

Monitor and maintain the project construction schedule on a weekly basis.

Raise and discuss relevant issues at the OAC meetings.

Assign and monitor preparation of agenda issues, minutes, and action items for project meetings.

Inform the construction director of any errors, discrepancies or omissions contained within the contractors pricing as well as designer’s drawings as they arise.

Manage and expedite all change order costs; Maintain current CO logs and keep team informed of cost updates.

Monitor draw requests for the development and construction stages in close collaboration with accounting teams.

Maintain and enforce good construction standards and quality control.

Manage and expedite project deficiency lists (punch-lists) and enforce resolution of checklist items with general contractor.

Coordinate activities by scheduling milestone work assignments, setting priorities, and directing the work of design teams and construction teams.

Maintain records, prepare reports, and exchange correspondence relative to the projects.

Meet with architects and contractors to assess quality, progress, and overall performance.

Direct analysis of proposed building materials and methods of construction for acceptability based on suitability, durability, and cost of maintenance for various types of development.

Input project status and scheduling information into project report database.

Develop and maintain comparable cost data of construction in various locations.

Review periodic progress reports on facilities under construction.

Adapt to regional construction codes and regulations, and request variances on projects as necessary.

May occasionally perform any task assigned to junior staff.

Qualifications:
To be considered for this position you will possess the following skills, attributes, and abilities:
7+ years of experience in development (inception through disposition) and construction, preferably with multifamily.

A deep understanding of the development process from inception through disposition, as well as ground-up development, underwriting, budgeting and the dynamics of cost and revenue for a project.

Strong financial management ability.

Ability to produce comprehensive and accurate budgets.

Understanding of construction terms, scheduling and planning concepts, and development concepts.

Relentless pursuit of goals for each project and ability to enforce schedules and deadlines with design, construction teams, and third-party development partners.

Knowledge of the standards, codes, regulations, and procedures pertaining to building construction and alterations, maintenance, and constructions trades.

Knowledge of construction plans, specifications, contract documents, and the bid process.

Ability to instruct, direct, and evaluate consultants and contractors.

Ability to organize and set priorities for work assignments, to assign and explain them to project team members.

Ability to maintain records, prepare reports, and compose correspondence related to the work.

Proficient in Microsoft Word, Excel, and Project.

Excellent organizational, presentation, and interpersonal skills.

Ability to deal with conflict and make decisions under pressure in coordination with supervisors.

Experience with sustainability principles and design, including their application to ground-up development projects.
