Director, Development

Invitation Homes Inc.

This is a Full-time position in Sandy Springs, GA posted November 8, 2021.

Responsible for supporting the evaluation of new-build development and Build-To-Rent (BTR) opportunities in Southeast markets.

Responsibilities also include expanding and supporting existing development projects, while providing expertise in the residential development and construction space.

Essential Job Duties and Responsibilities

• Collaborate with team members such as Investment Directors, Investment Analysts, and other departments to evaluate new development and BTR acquisition opportunities

• Interact with builder and developer representatives to coordinate site visits and develop Invitation Homes specification level, scope, and pricing to support underwriting and feasibility analysis

• Perform site inspections of potential acquisitions and surrounding market activity during underwriting and due diligence

• Evaluate all due diligence materials related to potential acquisitions and provide insightful and actionable feedback

• Maintain high level of communication and correspondence with builders and developers as directed throughout the process on design elements which include lot layout, construction drawings and entrance features

• Coordinate selections of house plans, elevations, and colors upon builder start notices

• Track development and construction activities on projects to ensure timely delivery and compliance with site and product expectations

• Coordinate walk-through inspections and acceptance walks between builders and Invitation Homes representatives

• Collect and distribute builder provided material and equipment such as warranties, manuals, mailbox keys, garage door openers, gate keys and amenity access cards to appropriate departments

• Prepare weekly reporting on updated opportunities and status

• Develop relationships with developers, builders and other industry professionals in markets covered

• Perform other duties as assigned

Education and/or Experience

• Bachelor’s degree in Construction, Real Estate or a related field

• Eight years of experience in residential acquisitions and development

• Eight years of experience in residential construction

Required Licenses or Certifications

• Current driver’s license and automobile insurance

Skills/Specialized Knowledge

• Comprehension of site development and building construction design documents

• Knowledge of typical residential development and construction tasks and related schedules

• Professional verbal and written communication skills

• Proficiency utilizing Outlook, Microsoft Word, Excel, Salesforce, and basic OS tools

• Excellent customer service and interpersonal skills; ability to relate to and get along with others

• Ability to facilitate presentations or speak in public to large groups of people

• Strong organizational and time-management skills

• Ability to multi-task and maintain flexibility and creativity in a variety of situations

• Ability to analyze and resolve problems

• Ability to perform intermediate mathematical functions

• Ability to set and meet goals and consistently meet deadlines

• Ability to maintain confidentiality

Other Requirements

• Limited travel throughout the southeast

• Maintain professional appearance

• Ability to be at work on a regular and consistent basis
