Senior Director, Investments

The Senior Director, Investments, is a high-impact team member acting as the “Market Leader” responsible for the origination of equity and debt real estate investments for company’s clients in top metropolitan markets within the Southeastern United States markets.

This role manages the sourcing, analysis, underwriting, and negotiation of all equity and debt real estate originations.

The Senior Director leads the documentation, due diligence, and reporting of these transactions to Investment Committee.

The role may also provide input into real estate dispositions such as hold/sell decisions and recommendations for selecting investment sales brokers.

Primary Duties and Responsibilities

  • Responsible for the sourcing, review, underwriting, market research, and negotiations of office, industrial, retail, and residential investments made on behalf of company’s clients, consistent with their investment management agreements and investment guidelines.
  • Maintain oversight of each new investment and the sourcing of all new acquisitions.
  • Source and underwrite transactions consistent with investment guidelines, market expectations, and client goals.
  • Lead all due diligence activities, such as process management and documentation for all investments ensuring that the target acquisition or origination meets the investment guidelines and what is prudent for the market and the client.
  • Manage the preparation of the Investment Committee and client presentations for all investments.
  • Oversee the administrative processes and procedures for each new investment.
  • Grow the business and increase client’s footprint in the Southeastern United States and nationally when the opportunity allows.
  • Prepare and give written and oral presentations to staff, management, existing clients, potential clients, and sellers of commercial properties and other members of the real estate community.
  • Prepare market surveys and questionnaires for various related commercial real estate publications and marketing groups.
  • As a senior member of company’s leadership team, participate in setting firm-wide goals and objectives and preparing and implementing tactical plans to meet those goals.
  • Contribute to various Investment Committee matters when requested.
  • Participate in developing long-term goals concerning the Investment Group and ensuring that the team grows and enhances real estate skills
  • Direct oversight of all investment functions, including giving direction, reviewing all work, financial analysis, and the daily tasks and assignments of junior Investment Group team members.
  • Hire, train, and motivate the team of people who work with the Investment Group consistent with the standards and criteria of the firm, in collaboration and with the approval of executive management.
  • Participate in developing, formulating, and documenting department policies, procedures, guidelines, standards, and reports.

Qualifications/Skills and Knowledge Requirements:

  • Undergraduate business degree required.

    Advanced degree (Law or MBA) or professional designation (i.e., RFA or CPM) preferred.

  • Must have a minimum of 10 years of direct experience in financial analysis, sourcing, negotiation, and closing of commercial (office, industrial, retail and rental residential) real estate investments, with at least five years of recent institutional investment experience.

    Investment experience must include core, value-added, and opportunistic investment strategies with the primary transaction activity focused on office, industrial, retail, and rental residential product types.

  • Investment experience must be focused within the primary Southeastern United States markets with broad primary sector and specialty focus.

    Investment experience in for-rent residential and industrial is favored at this time.

    Knowledgeable about the target markets within the geography; demonstrated understanding of market drivers, supply/demand, employment, and other factors to support company’s clients’ overall strategy and specific investment opportunities.

  • Extensive history in originating direct equity and indirect (debt, mezzanine, and joint venture equity) investment structures on behalf of institutional investors, with expert-level working knowledge and broad experience in negotiating joint venture and debt documents.
  • Prior leadership, management and supervisory experience, including hiring, coaching, training and accountability of team members such as analysts and associates required.
  • Additional career exposure or direct involvement in portfolio management, asset management, operational, development, and appraisal complementary to this role is preferred.
